Maintenance Request

Are you a current Rossignoli Real Estate tenant and need to report a maintenance issue? We take all maintenance requests seriously and aim to have repairs attended to as promptly as possible.

How to Lodge a Request

When contacting us, please have the following ready:

  • Your full name and rental property address
  • A clear description of the issue
  • How long the issue has been occurring
  • Whether it is affecting your ability to use part of the property
  • Photos of the issue if possible — these help us assess urgency and brief tradespeople

Urgent vs Non-Urgent Repairs

Urgent repairs are those that make the property unsafe or unliveable, or could cause serious damage if not addressed quickly. These include:

  • Burst water pipes or major leaks
  • Gas leaks — call (03) 5800 0000 immediately, and if in danger call 000
  • Electrical faults or power failure
  • Broken heating during winter
  • Blocked or broken toilet (if only one in the property)
  • Serious roof damage or flooding

For urgent repairs outside business hours, please call our office number and follow the prompts, or contact us via email and mark it URGENT.

Non-Urgent Repairs

Non-urgent repairs will be assessed and scheduled with the property owner’s approval. We will keep you informed of timeframes and arrangements. Under the Residential Tenancies Act 1997 (Victoria), non-urgent repairs must be completed within 14 days of written notice.

Your Responsibilities as a Tenant

Tenants are responsible for keeping the property reasonably clean and reporting any damage or maintenance issues as soon as they arise. Failure to report issues promptly may result in the tenant being held liable for any additional damage caused by the delay.
